Cargill - Brockton | Sunroom addition siding prep, insulation and drywall

We installed an aluminum flashing over the foundation wall lapped with blueskin flashing tape, which is covered by the Pressure Treated ledger board for the future decks and then another aluminum flashing lapping all the previous work is installed and also covered in blueskin to ensure adequate water drainage in the rain screen layer.

The strapping has been completed on the addition to create a rain screen / ventilated cavity behind the siding, 16” o.c. vertical strapping then strapped 12” o.c. horizontally in preparation for the Maibec Board and Batten siding.

The wiring rough in was completed by Tim Wells Electric. The addition was insulated by Martin’s Insulation with polyurethane closed cell spray foam. Achieving an R-28 wall and R-50 ceiling. They sprayed from the footings to the peak of the roof, including capping any of the interior double brick wall and foundation to stop thermal bridging.

We installed 1/2” CGC drywall board in the sunroom with Trim Tex drywall corner beads. All supplied to us by Welbeck Sawmill.

The addition has been taped, and the cover coat ran on all the tapes and corners, screws have all been spotted a second time.

The addition has now been skim coated with our 12” Columbia box and the screw spotted a third coat, we have skimmed out the neo angles at the ceilings with our 8” Columbia box, and we came back over all the joints with a final skim coat with our 14” Columbia box.

We have sanded out all the drywall with our sander hooked to a dust extractor to minimize the dust and have now primed the drywall with primer supplied by Farlow’s Home Hardware. Can’t wait for our windows, doors and skylights to arrive!

Cargill - Brockton | Sunroom addition foundation. We recently started this sunroom addition project, which will be a start to finish project.

Foundation footings poured and keyed for an addition

The Miller Group provided the cement for our project. These are our freshly poured concrete footings with a keyway cut in to receive the new foundation walls for this addition.

The walls are freshly poured and have been covered with insulated tarps to protect from the temperature drops. Chemicals have been added to the cement mix to make it generate heat as well as the cement was made with hot water because of the time of year to help it cure.

The boys (Gabriel Bender and Jude Bender) took time from school to come be a part of pouring this foundation. This gets them a hands on experience at a young age and provides opportunity for the next generation to take on and experience the work organically and develop skills naturally. Work ethic is developed and skills are learned.

Farlow’s Home Hardware provided the Home Builder fibrated asphalt foundation coating to waterproof the new crawlspace.

Delta MS foundation wrap applied with weeping tile, drainage stone and filter cloth

After the foundation coating has cured we installed Delta MS foundation wrap from Farlow’s Home Hardware to provide drainage to the new crawlspace. It is wrapped down to the weeping tile which is covered in drainage stone and filter cloth before material that was removed during excavating is place back around the foundation. The weeping tile ties into a sump pail in the new crawlspace.

The foundation is backfilled and ready for the sill plates to be installed on the anchor bolts that were placed in the concrete to secure the floor system to the foundation walls.

Welbeck Sawmill delivered our floor system and we have installed the new Pressure Treated sill plates on sill gasket and Typar house wrap. This is holding the new 2” x 12” floor joists @ 12” on centre with two runs of solid blocking to ensure a floor with very little deflection. This all gets covered in a 3/4” tounge & groove plywood sub-floor which is glued and screwed.

Solid blocking ensures all the joists stay in their place, can’t twist and makes everything binds together and shares the load on the floor joists.

WEST GREY, ONTARIO | PRICEVILLE HERITAGE LOG CABIN ADDITION FRAMING

West Grey, Ontario | Priceville Heritage log cabin addition framing. The choice was made to conventionally frame this addition on a slab on grade foundation we poured for this client. Matching the pre existing addition already added to the back of this cabin. The attic space of our addition will provide storage space as well as a location for the new high efficiency furnace and duct work as well as a new HRV for the entire home. These walls were 2x6 on 16” centers with solid blocking and wind bracing to allow rigid insulation sheathing to be installed directly over the studs. Acewood Carpentry worked closely with us on this project from start to finish.

The roof was sheathed with 5/8” plywood and covered in a combination of Alco ice and water shield as well as Rex synthetic roofing underlayment.

The 2” x 12” rafters provide maximum space for storage in the new attic as well as room for insulation and ventilation allowing the correct R value required to keep this home cool in the summer and warm in the winter and prevent any ice damming.
