Windows, Roofing & Skylights – Sunroom Addition in Cargill, Brockton

As this heritage sunroom addition nears completion, we installed new windows, exterior doors, and a complete roofing system in Cargill, Brockton—just north of Walkerton. The roof received ice and water shield, six skylights, and Biltmore architectural shingles for long-term durability and ventilation. JCB & SONS handled every detail as general contractor, ensuring proper installation and flashing to protect the structure for decades to come.

To support airflow and protect the roofing system, we installed continuous vent baffles under the sheathing—ensuring longevity for both the shingles and the conditioned attic space. With the windows and doors now in place and the structure fully weather-sealed, this sunroom addition adds light, comfort, and long-term value to a beautiful Victorian home in Bruce County.

Step flashing was installed against the brick walls that will receive another piece of aluminum step flashing over top cut into the mortor joints between the brick to ensure a properly flashed roof and a trouble free future. As well as an aluminum kicker at the roof eaves to get water away from the yellow brick wall and into the future eavestroughs.

Stassburger windows and doors going in as well as Maibec board and button siding starting to go on.

The opening was carefully prepared and we were able to move the existing Strassburger door from the dining room into its new opening in the sunroom.

Butyl flashing tape was carefully used to ensure now moisture will ever get in around the windows and doors and rot the framing. Its tied into aluminum flashings installed properly meeting and exceeding Ontario Building Code requirements

All the new Strassburger windows and doors are installed.

We manufactured this custom crawl space door to allow easy access to the crawlspace so items being stored in the crawl space can easily be brought up and down. The door is easily opened because of the gas strut making the door gently open itself.

Siding Prep, Insulation & Drywall – Sunroom Addition in Cargill, Brockton

With the framing stage complete, we moved into siding prep, insulation, and drywall on this sunroom addition for a heritage home in Cargill, Brockton—just north of Walkerton and south of Port Elgin. As general contractor, JCB & SONS oversaw all exterior detailing and interior finishing through this stage, keeping the build tight, efficient, and weather-ready. The siding layers were carefully prepared with rain screen details, flashing tape, and pressure-treated backer boards to ensure durability and water management around the future deck interface.

We installed an aluminum flashing over the foundation wall lapped with blueskin flashing tape, which is covered by the Pressure Treated ledger board for the future decks and then another aluminum flashing lapping all the previous work is installed and also covered in blueskin to ensure adequate water drainage in the rain screen layer.

The strapping has been completed on the addition to create a rain screen / ventilated cavity behind the siding, 16” o.c. vertical strapping then strapped 12” o.c. horizontally in preparation for the Maibec Board and Batten siding.

The wiring rough in was completed by Tim Wells Electric. The addition was insulated by Martin’s Insulation with polyurethane closed cell spray foam. Achieving an R-28 wall and R-50 ceiling. They sprayed from the footings to the peak of the roof, including capping any of the interior double brick wall and foundation to stop thermal bridging.

Inside, we completed insulation and drywall board installation. The sunroom interior was taped, coated, and primed—bringing the space one step closer to finish. These phases may be behind the scenes, but they’re what make a renovation last. Whether it’s managing flashing systems or setting drywall to a clean finish, we bring the same precision and care across all stages of rural renovations in Bruce County, Hanover, and the Grey-Bruce region.

The addition has been taped, and the cover coat ran on all the tapes and corners, screws have all been spotted a second time.

The addition has now been skim coated with our 12” Columbia box and the screw spotted a third coat, we have skimmed out the neo angles at the ceilings with our 8” Columbia box, and we came back over all the joints with a final skim coat with our 14” Columbia box.

We have sanded out all the drywall with our sander hooked to a dust extractor to minimize the dust and have now primed the drywall with primer supplied by Farlow’s Home Hardware. Can’t wait for our windows, doors and skylights to arrive!

Framing a Sunroom Addition – Victorian Home Build in Cargill, Brockton

This winter, we completed the framing phase of a sunroom addition in Cargill, Brockton—just north of Walkerton in Bruce County. As general contractor, JCB & SONS is managing every stage of this heritage home project, blending new construction into a century-old Victorian structure with care and precision. The sunroom adds light-filled living space while preserving the character of the original home.

The framed walls were designed to match the scale and roofline of the existing house while accommodating key architectural details, including second-storey window alignment. This type of sunroom addition requires thoughtful layout, solid carpentry, and experience working around older foundations and finishes—qualities we bring to every project in the Hanover, Port Elgin, and Grey-Bruce region.

This existing Patio door which is fairly new will be repurposed in the new addition when completed.

The roof was framed 2” x 12” @ 24” o.c. to allow R-50 Polyurethane insulation and venting. We also framed in for 6 skylights to allow lots of light into the addition.

The entire roof was sheathed with 3/4” tongue and groove plywood and then covered in a high quality smooth face ice and water shield to make a high quality base layer under the shingles for the future skylights. Also protecting the roof for construction to continue while the skylights were on order and allowing the shingles to be installed at a more suitable date when they could seal properly after install.

The plywood wall sheathing was covered in Typar house wrap before being also covered in 1” rigid foam insulation, which in combination with the polyurethane spray foam insulation will provide continuous insulation over all the framing and finish the walls of this addition with R-28 insulation.
